Like you, I put a 30-amp box in my garage, and a dedicated 20-amp box right beside it. Really handy. But the question from MisterP (post #7) is whether the seller will have either at his house, so he can demonstrate the air conditioner to you.

I agree that the air conditioner will work on a 20-amp outlet. But most homes are wired with 15 amp circuits unless someone has done something unusual. And I don't know if a 15-amp circuit will carry it.

As my RV was often a mobile guest room I built several adapters to run my fridge and AC at people's houses including one to split a 220v clothes dryer outlet into a 120vac one.

Do have 20A 120v, 30 A RV ,and 20A 240V outlets in my garage/workshop. Not hard if you know what you are doing and follow the NEC.

Not using any kind of extension cord will help. If there is a breaker to the TM converter (I believe mine has one), turning that off (as well as all the other AC appliances) will also help.

I have an older TM, so my AC is one of the window-mount units. That runs in a 15-amp circuit no problem, but the roof mounted units typically draw more current.

Of course, if all else fails and you are ready to buy subject to the AC and water heater working, just have the seller tow the TM to the nearest campground to test the appliances. I would certainly be willing to do that if I were selling.

We found one at a dealer and it has been there for a year and they want to unload it with a warranty. it is a 2007 3124KS.

I bought my '06 from a dealer that took it in on trade and really did not want it. You can get a really good deal that way. Just being in PA check underneath very carefully for rust and the pipes for freeze damage.

ps when in "the grotto" mine runs fine on a 100ft extension cord. Of course it is 10 gauge.
