Yea, I am making a serious consideration of it for all of those reasons. Even if the wall and construction stuff costs thousands, it would be less than a 10 year and likely less and a 5 year ROI on storage fees without factoring in the convenience part.

Agree, being level and sandy, and with me clearing out the underbrush first, the 10x25 pad in the grotto cost $900, about the same as a new awning.
