Eternabond
I used Eterna Bond on the center seams, 4inch. Removed the plastic strip and cleaned with acetone. Not a problem since. Used 4200 along the top and side edge seams.
After all this I had some minor drips near the entrance door. Found out they were coming from the corner joints on top of the outside frame on power vent. Sealed the corners and TM is dry again.
