I've read that any opening bigger than a nickel will allow mice to come in. We plugged those holes and haven't had any problems since (we did have some mice about 7 years ago or so, but none lately).

I also keep mouse bait inside the TM at various locations.

And there are a couple of feral cats around here, they probably help.
