Where is your area? Prices on the west coast are always higher than elsewhere, though NADA does not recognize that.

The real question - what is included that might be considered extra? NADA asks you about "options", and gives you (or the owner) a LONG list of possibilities. Most of them are NOT options, and should not be checked off. The major genuine options are air conditioning and awning, as well as wing hitch - most other items are standard equipment. The owner/advertiser might have checked off things like "water heater" and "furnace", both of which are standard but would have increased the NADA value.

Has the owner added any valuable equipment, such as solar panels? Is a WDH included? How about a brake controller? Things like these will not show up in NADA.

On the other hand, the 3023 is a particularly valuable model these days.

Bottom line - it sounds a bit high to me, but may not be outrageous if the condition is excellent and some goodies are included.
