Takeachance,

I'm not quite sure from your description what trim pieces and seals you're referring to; however what you should do to make sure the TM your looking at is weather-tight and all the caulking is in good condition is to open it up and spray the roof & sides with water. Be sure to spray it for a while, then check the interior for leaks.

Depending what type of cover the owners covered it with and where it was stored could be why your seeing rust. A plastic tarp would have trapped condensation under it for long periods of time and if they live in a humid area of the country.
