Default Deteriorating Shell Seal

I noticed while winterizing the trailer in November that the poofy flexible seal between the front (outer) shell and rear (inner) shell was deteriorating and the underlying canvas like material was showing in places. The most prominent is in the corners. Along the top, it looks like PO painted the seal with latex paint. I'm wondering if rubber roof material might rejuvenate the material and help avoid what looks like a nasty and time consuming job to replace the seal. Does anyone have experience with this or ideas?
